Getting TOP dollar for your home, more often than not, will require some sort of fine-tuning. If you’ve lived in your home for a while, and you want to get the most money for your home, prepare yourself to put in a little work to get your home in tip-top shape.
There are a number of things that must be done to achieve this. These things include: declutter, depersonalize, deep clean, and create consistency! These are all things that improve the homes CONDITION. This week, our quick tip is focused on the buzz word consistency. What does that even mean you ask? One of the aspects commonly done on cosmetic renovations by Real Estate Investors is improving the condition of the home. In the process of improving the condition, something that is also done is to create consistency throughout the home.
This starts with the flooring. Use the same flooring throughout the home. Avoid having multiple flooring types in a home. From a design perspective, multiple hard surfaces chop things up and/or makes the home feel unfinished. It creates the “feeling” like the home is a project and or requires more money. In order to get top dollar, you need to give potential buyers the “feeling” that the home is turnkey, and they won’t have to invest additional money updating.
One exception to having multiple floorings would be to have carpet in the bedrooms, and tile/wood throughout the main living spaces. However, here locally in Arizona, we are seeing more people go away from carpet and switching to tile/wood floors. This is primarily due to the amount of dust and dirt our region of the country has and the allergens created with carpet.
Creating consistency can be achieved numerous ways, including with cabinetry and countertops. When the kitchen cabinets match the bathroom vanity it gives a sense of consistency as well. In the video, you’ll notice the white quartz countertops are used in both the kitchen and bathroom.
